What Is a Good DSCR? How to Read 0.75, 1.00 and 1.25

Quick answer

A DSCR of 1.00 means the rent exactly equals the full monthly payment. Above 1.00, the rent covers the payment with something left over; below 1.00, the owner makes up the shortfall. Each wholesale lender sets its own minimum, and terms generally improve as the ratio rises, so a good DSCR is one that clears the program's minimum with room for a vacancy or repair.

What does the DSCR ratio actually measure?

The debt service coverage ratio compares two monthly numbers: the rent the lender counts and the full payment on the loan, including taxes, insurance and HOA dues. Divide the first by the second and you get a single figure that tells you how many times over the rent covers the payment.

Because it is a ratio, it is easy to compare across properties of very different sizes. A small condo and a fourplex can both have a DSCR of 1.15, even though the dollar amounts are nothing alike. That makes it a fast way to screen deals, and it is why so many investor loans are built around it.

How should you interpret different DSCR levels?

There is no universal scale, and the cutoffs below are not any lender's guideline. They are a plain-English way to interpret what the number says about the property's cash flow before maintenance, management and vacancy.

  • Below 1.00, for example 0.75 or 0.90: the rent does not cover the payment. At 0.75 the rent covers three-quarters of the payment and the owner pays the rest every month.
  • Exactly 1.00: break-even. Every rent dollar goes to the payment, leaving nothing for repairs or an empty month.
  • Slightly above 1.00, for example 1.05 to 1.15: the rent covers the payment with a thin cushion. One vacancy or a surprise repair can erase a year of surplus.
  • Comfortably above 1.00, for example 1.25 or higher: the property carries its financing with real room to spare, which lenders generally view more favorably.

Why do lenders look for a cash flow cushion?

A wholesale lender making a DSCR loan is relying mostly on the property to make the payment. A ratio with a healthy cushion means the loan can survive the normal bumps of owning a rental: a tenant who leaves, a water heater that fails, an insurance renewal that jumps. A ratio near or under 1.00 means those bumps fall straight on the borrower's other resources.

That is why programs tend to reward stronger ratios. With many lenders, a higher DSCR can open more loan options, allow more flexibility on other parts of the file, or improve pricing. A lower ratio may still be workable, but it often comes with tradeoffs such as a larger down payment, more reserves in the bank, or a smaller maximum loan.

Can you get a DSCR loan below 1.00?

Sometimes. Some programs accept ratios under 1.00, occasionally called no-ratio or low-ratio options, when the rest of the file is strong. These are usually narrower programs with stricter requirements elsewhere, and they are not available on every property type or in every situation.

Before chasing one, ask whether the deal makes sense for you as an owner. A ratio of 0.90 means paying out of pocket every month in exchange for whatever appreciation or long-term plan you expect. That can be a deliberate choice, but it should be a choice, not something you discover after closing.

How does the property affect an acceptable DSCR?

The same ratio can mean different things on different properties. A 1.10 on a new build with a long-term tenant and low maintenance is a different risk from a 1.10 on an older triplex with a roof near the end of its life. The ratio ignores repairs and capital items entirely, so you should look at it alongside the condition of the property and a separate repair budget.

Short-term rentals add another layer. Their income moves with seasons and local rules, and lenders count it in different ways. A ratio that looks strong on a summer booking projection might look ordinary on long-term market rent. Read our short-term rental page and the guide on what counts as rental income before relying on a single figure.

How do cash reserves and DSCR work together?

A thin ratio and a healthy cash reserve can be a reasonable combination; a thin ratio with no reserves is fragile. Many programs reflect this by asking for more months of PITIA in the bank when the ratio sits close to 1.00. When you judge your own number, ask how many months of full payments you could cover from savings if the property sat empty. The answer tells you how much a low ratio should worry you.

How can DSCR inform an investment decision?

Use the ratio as a filter, not a verdict. If a property clears 1.00 comfortably on conservative rent and full PITIA, it is worth a closer look. If it only clears 1.00 with optimistic rent, treat that as a warning. If it falls short, decide whether you would change the loan structure, the price, or move on.

Because each wholesale lender sets its own minimum ratio and calculates it slightly differently, a ratio that misses one program can fit another. What else should you know about this topic?

What DSCR do I need for a DSCR loan?

It depends on the wholesale lender and program. Many look for a ratio at or above 1.00, some prefer more cushion, and a few accept lower ratios with tradeoffs. We compare how several programs treat your number.

Is a DSCR of 1.25 good?

A 1.25 means the rent covers the full payment one and a quarter times, leaving a meaningful cushion. Lenders generally view a ratio like that favorably, though program rules still apply.

Does a higher DSCR get better terms?

Often, yes. Many programs price and size loans more favorably as the ratio rises, because the property has more room to absorb vacancy and repairs. Specifics vary by lender.
