DSCR loans vs. bank statement loans

Quick answer

A DSCR loan qualifies mainly on the rental property's own ratio: its rent compared with its full monthly payment. A bank statement loan qualifies you on your personal or business deposits instead of tax returns. For a non-owner-occupied rental, the DSCR loan keeps the test on the property; a bank statement loan puts it back on you.

General, qualitative comparison. Terms, eligibility and requirements vary by wholesale lender and program.

What does each financing approach evaluate?

A bank statement loan answers the question "can this borrower afford the payment?" using deposits as a stand-in for income. Business expenses are usually factored in, and your other debts are weighed against what is left. A DSCR loan answers "can this property afford its own payment?" using the rent and the PITIA.

For a self-employed investor, that difference matters. Deposits can swing from year to year, and every new loan adds to the debts a bank statement program counts. A DSCR loan judges each rental on its own ratio, which is why investors growing a portfolio often prefer it.

What happens when a property’s DSCR is weak?

If a rental's DSCR falls below what programs accept, a DSCR loan may not work even when your personal finances are strong. That is the main situation where an income-based loan could fit better, because it lets your income support the payment. We do not arrange bank statement loans, so we would tell you plainly if the ratio is the obstacle.

Before giving up on the ratio, look at the levers that improve it: a smaller loan, a better price, a lower insurance premium or stronger evidence of market rent. Our guide on improving a low DSCR walks through each one.

Why does occupancy determine which loans are available?

Everything we arrange is business-purpose financing for non-owner-occupied investment property. If you are buying a home to live in, neither a DSCR loan nor this site is the right fit. For rentals no owner will live in, the DSCR loan's property-based test is usually the simpler path.

What else should investors know about this comparison?

Is a DSCR loan or bank statement loan better for self-employed investors?

For a rental no owner will live in, a DSCR loan keeps qualification on the property's ratio rather than your deposits. A bank statement loan may help when the property's ratio is weak but your income is strong.

Does a DSCR loan look at my bank statements?

Usually only to verify funds for the down payment, closing costs and reserves, not to calculate your income.

Do you arrange bank statement loans?

No. We focus on business-purpose DSCR financing for non-owner-occupied investment property.
