DSCR loans vs. conventional investor loans
A conventional investment property loan qualifies you on personal income and debt-to-income, with the rental's income counted under fixed rules. A DSCR loan qualifies mainly on the property's own ratio of rent to full payment, without tax returns. Conventional financing rewards well-documented income; DSCR rewards a property that carries itself.

General, qualitative comparison. Terms, eligibility and requirements vary by wholesale lender and program.
How does DSCR differ from debt-to-income ratio?
Conventional underwriting is built on debt-to-income, or DTI: your monthly debts divided by your monthly income. Rental income from the property can be counted, but under formulas that typically discount it, and every mortgage you add appears on the debt side. A DSCR loan sets DTI aside and asks whether this property's rent covers this property's payment.
The two ratios point in opposite directions. DTI is better when it is lower; DSCR is better when it is higher. One measures you, the other measures the building.
Which borrowers may prefer each approach?
Borrowers with simple, well-documented income and few existing properties may find conventional investment financing attractive. Investors who are self-employed, write off significant expenses, hold property in an LLC or already own several rentals often find their DTI becomes the bottleneck. For them, a property-level ratio can be a cleaner path.
There are tradeoffs. DSCR programs are business-purpose loans with their own pricing, reserve and down payment requirements, and a weak property ratio cannot be rescued by strong personal income. Compare the total cost of each option for your situation.

What else should investors know about this comparison?
Is DSCR the same as debt-to-income?
No. Debt-to-income compares your personal debts with your personal income. DSCR compares a property's rent with that property's full payment.
Why choose a DSCR loan over a conventional investment loan?
Investors often choose DSCR when tax returns understate cash flow, when they want LLC vesting, or when existing mortgages make their debt-to-income the limiting factor.
Can rental income help me qualify conventionally?
Rental income can be counted on conventional loans under specific rules, but it is usually discounted and weighed against all of your personal debts.
