DSCR loans: financing a rental on its own ratio

A DSCR loan is a business-purpose rental property loan that qualifies mainly on the property's debt service coverage ratio: monthly rent divided by the full PITIA payment. If the ratio meets the program's minimum, your tax returns and pay stubs are generally not used to qualify.

Quick answer

A DSCR loan uses eligible rental income compared with the full housing payment to evaluate a business-purpose investment property. The property must be non-owner-occupied; credit, reserves, value and lender requirements still matter.

How does the ratio affect a DSCR loan?

“Debt service” is the payment on the loan. “Coverage” is how well the rent pays for it. On a residential DSCR loan, both numbers come from the property, which is why the loan can be documented without your income.

Example: a townhome with $2,100 of market rent and a $1,750 PITIA payment has a ratio of 2,100 ÷ 1,750 = 1.20. Raise the loan amount until the payment is $2,000 and the same townhome drops to 1.05. The loan size you ask for is part of the qualification.

DSCR at a glance

Plain-English reading of DSCR values
Below 1.00Rent does not cover the payment
1.00Rent equals the payment
Above 1.00Rent covers it, with a cushion

Each wholesale lender sets its own minimum and calculation details. This table explains the idea; it is not a qualification standard.

What do wholesale lenders review on a DSCR loan?

Simpler documentation does not mean no underwriting. Here is what gets checked.

The ratio

Rent the lender will count, divided by the full monthly payment. This is the headline test, and each program sets its own minimum.

The rent figure

Usually the appraiser's market rent on a purchase, or the lease (sometimes the lower of the two) on a refinance.

The payment

Principal and interest on the new loan plus taxes, insurance and HOA dues. Leaving any of these out overstates the ratio.

Credit

A credit review still happens. It affects which programs, loan sizes and pricing are available.

Down payment and reserves

Your equity in the deal and the cash left after closing. Thinner ratios often call for more of both.

The property

Type, condition and value, confirmed by appraisal. The property must be rentable, insurable and investment only.

Who is a DSCR loan a good fit for?

  • Are buying or refinancing a 1-4 unit rental that no owner or family member will live in
  • Have income that tax returns understate, such as self-employment income
  • Want to hold the property in an LLC
  • Own several rentals and want each to qualify on its own numbers
  • Have a property whose realistic rent covers its full payment

When is a DSCR loan unsuitable?

  • Plan to live in the property or any of its units, even part-time
  • Need a loan for personal, family or household use
  • Have a property that cannot be rented until major work is done
  • Are counting on rent well above what comparable rentals actually lease for

Why use a broker for a DSCR loan?

Wholesale lenders disagree about the details: which rent figure to use, whether interest-only payments count, how vacant units are treated and what minimum ratio applies. A file that misses one program's cutoff can fit another.

Debt Service Coverage Ratio is a mortgage broker. We do not underwrite, approve or fund loans. We arrange and shop financing from wholesale lenders, compare the options and explain the tradeoffs. How we are paid is disclosed to you in writing before you commit.

What else should you know about DSCR loans?

How does a DSCR loan work?

The lender compares the property's rent with its full monthly payment. If the ratio meets the program's minimum and the credit, reserves and property check out, the loan can be approved without using your personal income to qualify.

Who are DSCR loans for?

Investors buying or refinancing rentals that no owner will live in, especially self-employed borrowers, investors holding property in an LLC, and owners growing a portfolio where personal debt-to-income would become a limit.

Are DSCR loans only for experienced landlords?

No. Many programs work with newer investors, though some ask for more reserves or a larger down payment when there is no rental history.

Can I use a DSCR loan on a home I will live in?

No. We only arrange business-purpose DSCR loans for non-owner-occupied investment property. If you or a family member will live in the property or any unit, this is not the right loan.
